



The West Cliff House Owners’ Association (WCHOA) is a volunteer-run committee acting on behalf of the trustees of the communal areas. Communal areas are those that are not included in the deeds of individual properties and include some sewers,some roads and some grass verges.
As such, WCHOA is responsible for managing and maintaining the roads and surface water sewers on the lower and upper sections of the estate. Responsibility for managing and maintaining the roads and surface water sewers on the middle section of the estate lies with house owners. However for many years WCHOA has also managed the roads and surface water sewers on the middle part of the estate.
Owners are asked to pay an annual subscription fee into a communal fund and WCHOA uses this fund to pay for works on the estate. The benefit of this is that maintenance is taken care of and individual owners don’t have to worry about doing this themselves. The alternative to a WCHOA approach would be for owners to come together, as and when repairs or maintenance needed to be done. The consensus of the vast majority of owners is that WCHOA adds value to life on the estate.
Payment of the subscription fee is not compulsory but those owners who choose not to do so are then required to pay a proportion of relevant maintenance / repair bills from which their property benefits. Unpaid maintenance bills would sit as a charge against the property.
Owners who pay their annual subscription become members of the association and are entitled to attend the AGM and receive a copy of our newsletter.
Maintenance Subscription (2025/26)
Payment is due as from 1st May and must be paid before 31st March the following year, when the Association’s annual finances are compiled for the Annual General Meeting. It has been agreed to re-introduce the prompt payment discount.

Please note that house owners are responsible for the maintenance subscription for only that part of the year for which they own the property. Recent Maintenance Projects
The Committee has produced a 15 year costed estate maintenance plan.
2025
2024
Wessex Water replaced the water main on the lower section of the estate - this involved digging up roads and verges. The committee worked closely with them to ensure that the works were carried out with the minimum disruption and roads, surfaces and signage were 'made good'.
Regular verge grass cutting, especiallyover the summer months to keep the estate safe and looking neat and tidy.
A section of surface water sewer between nos 4-14 West Walk was inspected with a camera and showed that the drain is in better condition than previously thought and no further work needs to be done.
2023
Surface water road guliies cleared and jetted
A section of surface water sewer between nos 4 - 14 West Walk was inspected with a camera. The initial inspection revealed that a more thorough inspection would be beneficial to ascertain the state of the pipework. This along with annual drain and gully clearing is planned for June/July 2024
Tarmac repairs to Fourth Cliff Walk
Regular verge grass cutting, especially over summer months to keep the estate safe and looking neat and tidy.
